Pre-approval

Get an edge on other buyers

Probably your best first step is to be pre-approved for a home mortgage so that you’ll know exactly how much house you can afford. It also gives you an edge on other buyers and allows you to lock in a rate as soon as you are under contract without having to waste the time it takes to conduct the pre-approval.

Get approved for more with lower rates

The pre-approval process consists of a simple mortgage application where you will list your employment, income, assets, and liabilities (debt).  Combining all of that information with your credit score, we’ll then determine the size of the loan for which you’re eligible.  (Keep in mind, because our rates are lower than big banks, you’ll be able to afford more with us!)

Make sure to get final approval at close

Once pre-approved, it is important that all credit card balances and installment payments remain the same and that you do not apply or obtain any new debt including, but not limited to credit cards, auto loans, personal loans, store credit, etc. until you have closed on the purchase of your home. Finding a Realtor

Finding a real estate agent that you like, that is competent, and has your best interests at heart is not always easy. I’ve been in the mortgage business a long time around the Austin area, and therefore have deep relationships with some fantastic agents. First-time Buyers

There actually isn’t much difference in obtaining a home mortgage for first-time buyers…in some ways it can even be easier because you’re not trying to buy and sell concurrently. In some cases, an FHA loan might be appropriate, or, not. It just depends, and that’s what I’m here to help with. We do offer First Time Home Buyers Down Payment Assistance, up to certain income levels, and this can often be useful to first time buyers. Selling and Buying Concurrently

Are you ready to move up to a larger home, or perhaps downsizing?  If you come across a home that you want to buy, but your home is not yet under contract for sale, it is possible to buy a home before you sell your current home. A lot of my clients find themselves in this situation and I can help you buy your dream home while you still own your current home. In this instance, we would qualify you for both mortgage payments as you would technically own both homes at the time of closing on your new home. The only requirement is that your current home is either listed for sale on the MLS or is under contract for purchase (even if the sale date is after your purchase date).
